L&O identified this property as an ideal refurbishment opportunity where a carefully considered value-add strategy could be applied.

Opportunity

‍Built in the early ‘80s the property was looking tired, dated and in need of a face lift. The remaining 12-month lease term running on from the date of the acquisition, gave the team adequate time to identify and evaluate alternative schemes before finally opting for a comprehensive refurbishment project which would entail a total refit with a strip back to the core.

Value Added

  • L&O selected an experienced and innovative team of consultants who came up with valuable input for gaining additional floor area, maximizing window openings to improve natural light and producing a contemporary design.
  • Once a comprehensive scheme had been decided upon, the design team produced an exciting and fresh façade which has been well received and deemed to have had a positive impact on the local townscape.
  • Efficient office floors have been produced with maximum natural light derived from the new curtain wall design. The building’s entrance has been moved and a contemporary and visually striking new reception created.
