Summary: The client, a private Hong Kong Family Office, identified the UK as the location for the diversification of their long term property investment holdings. Long term quality income, location and value add opportunities were key considerations. 64 Buckingham Gate was identified as a suitable opportunity and was acquired from The Trust Company of Australia in 1994 for £35 million.
The office element is leased to Rolls Royce until 2014 but the residential floors were comprehensively reconfigured and refurbished. The entrance reception was totally redesigned and upgraded and the resultant 44 flats were leased out on AST’s. The building continues to be operated successfully in 2011 with high quality tenants in occupation, including Morgan Stanley and Unilever.
